Atma Environmental supported the environmental audit and redevelopment of this former industrial and automotive site in Abbotsford, which was proposed for high-density mixed-use development with a basement car park. Previous investigations identified petroleum and chlorinated hydrocarbon vapours at concentrations requiring detailed vapour risk assessment and management for future on-site and nearby off-site receptors.
The project included vapour intrusion risk assessment, off-site vapour investigations, remediation of source infrastructure and impacted soils, and installation of a vapour mitigation system during basement excavation. Follow-up investigations confirmed that site-sourced petroleum hydrocarbon vapours did not pose unacceptable risks to nearby residential properties north of the site, while the final condition report supported the site’s suitability for the proposed development.
